Building a home is one of the most exciting life decisions. However, poor planning and mistakes can make it financially draining and taint dream homes with shades of disappointment.  It is therefore important to know the common mistakes others have made and learn from it before commencing a building project.

Short-Term Planning : When planning to build a new home, make sure it fits your needs now and in the future. A lot can change in ten years so don’t build for today, especially when you intend to live there for a long period of time. Some of the questions to ask yourself when building is: do you plan to raise kids in this house? Do you entertain often and host guests regularly? How long do you plan to stay? Will you spend your retirement years in the house? Are there too many steps and stairs for a person approaching old age? etc.

The above considerations, and more, will define the design of the home. Make sure your home has the necessary things you will need at these stages in your life.

Poor Space Planning : Space planning and design is crucial. This is one of the many mistakes new builders make. The layout matters and needs to be planned carefully. There’s need to think about the best way to use each space and make sure important details are not skipped. Maximizing will save you the stress of squeezing through the whole place.

Wrong Room Placement : Wrong placement of rooms must be avoided when building. Each room must be properly planned when designing in order to bring out beauty and make it easy to navigate. For instance, not having the kitchen close to the entrance of the home means you have to walk more before getting to the kitchen especially when bringing the groceries in. Below are tips for planning your rooms:

·        The laundry room should be close to the bedroom.

·        The bedrooms should be placed at the most quiet side of the home. It should not be opposite the street view to minimize noise.

·        The kitchen should be placed near the back entrance or garage, as well as next to the dining and living room.

 

Poorly Ventilated Homes

Proper ventilation is a very important factor that most people don’t pay attention to. You need to consider windows and overall lighting of the home. It is advisable that windows should be in every room and ensure they are as big as possible. You have to also consider to making natural light the main source of light.

Un-Utilized Rooms: When designing, ask yourself if you will actually use certain rooms. If you plan on adding a spare room(s), make sure the room can transition well from one type to the next. This reduces the chances of it becoming under-utilized.

 

Cost Cutting:

In the attempt to reduce the high amount of funds that goes into building and save cost, most people make use of low quality materials which makes them spend more later. It is advisable to build right and make use of quality materials in order to save from multiple spending.

Not Making Use of a Project Monitoring Agent:People shoot themselves in the foot when building by not making use of a monitoring agent for their project especially when embarking on a building project in absentia. When a building is committed into the care of an inexperienced monitoring personnel, one run the risk of funds mismanagement, non-transparency, non-accountability and having your building constructed with sub-standard materials.
